Square Footage Minimums: Minimum 2200 sq ft on ranch style and 2500 sq ft on multi-level. Walk-out area does not apply.
Garages: Minimum three car attached garage is required.
Roofs: 40-year warranty dimensional asphalt, concrete tile, or others as approved by the ACC. Metal roofs only as accent.
Siding: Top Grade synthetic or stucco. Synthetic siding shall be installed with adequate backing and in strict conformance to manufacturer’s recommendations and specifications. No log homes will be approved.
Masonry: Any masonry or stucco abutting a front exterior corner shall wrap around the corner a minimum of 4 feet.
Color: All exterior colors shall be earthtone. White is an acceptable color.
Driveways: All entrance driveways shall be hardsurfaced.
Fences: All fencing must be approved. All perimeter fences and fencing within 100 feet of a street shall be a white, three-rail PVC fence the same as that constructed along the roadways in the community No wire mesh may be installed in fencing abutting roadways. A privacy fence not exceeding 3,000 sq ft may be constructed around an area at the rear of the residence. See covenants for fencing details.
Outbuildings & Detached Garages: One detached garage or outbuilding is permitted subject to ACC approval. It must be similar in style and design or complimentary to the residence. No metal outbuildings are permitted. The maximum size of the footprint is 2000 sq ft. A smaller second story may be approved if the ACC deems that it will improve the architectural appeal of the structure. See covenants for details.
Setbacks: 50-feet front, 25-foot sides and rear.

Submittal Process Two full sets of plans including site plan. After review an approval form with any conditions is attached to each set of plans. The Association keeps one set for their records and returns one set to the owner.
